The edge

Alderley Edge is a pretty village in the east of Cheshire, famed for being home to many rich and famous residents. This and the many fashionable and upmarket shops, bars and restaurants has led to it being referred to as the Champagne capital of Britain.

However, the village also boasts a good selection of independent bakers, butchers, and a cheese shop as well as a monthly farmers’ market for those who prefer more traditional shopping.

Commuting from Alderley Edge is easy, with regular trains to Manchester - just 30 minutes away – and London. Manchester Airport is 20 minutes’ drive from the village. Motorway connections are also close by, giving easy access to the M60, M6 and M56.

Parents are spoilt for choice with plenty of good schools in the area, including Alderley Edge Community Primary School, Nether Alderley Primary, Wilmslow High School, and the private schools Ryleys Preparatory School and Alderley Edge School for Girls.

The village is surrounded by beautiful countryside, including ‘The Edge’, from which Alderley Edge takes its name, a dramatic, rocky area managed by the National Trust with beautiful views over Cheshire, the Peak District and Manchester. Other National Trust parks and properties nearby include Tatton Park, Dunham Massey and Lyme Park. The Peak District and Lake District are close enough for day trips or weekend visits.

Property in Alderley Edge and the surrounding area is varied and ranges from traditional Victorian terraces and 1930s semi-detached and detached houses to larger bespoke-built houses, modern developments of detached houses and apartments.

01/09/2017 Time to de-clutter?

When you’re putting your home on the market, it’s a good idea to take a good look around it with fresh eyes and objectively assess whether it needs a good de-clutter. A streamlined, uncluttered look will make it easier for potential buyers to appreciate the space and features of your property without being distracted by all your possessions.

Some people find this process easier than others; some people are just naturally tidy and take a minimalist approach at all times. However, if you’re not one of these people, here are a few tips to make the process as painless as possible.

  • Don’t try to do it all at once. Divide up the task so it doesn’t overwhelm you – maybe one room at a time, or 30 minutes at a time, whatever feels achievable.
  • Sort through that drawer of random stuff everyone has in their kitchen while you wait for the kettle to boil.
  • Filling bin bags or boxes as you go is a good way to keep track, for instance one each for bin / tip, charity, loft. Make sure that anything for the tip or charity goes straight there or at least into your car boot so that don’t un-do all your hard work by having a pile of bin bags piled up by the front door!
  • Sort clothes you no longer wear and give them away or sell them. There are different ways of doing this, for instance some professional de-clutterers swear by turning all your coat hangers one way, then as you wear each item of clothing turn the hanger the other way round when you return it to the clothes rail. By the end of an allotted time period – say six months – you can see what you’ve worn and what you haven’t. A similar way of doing this is to put everything you think you no longer want out of sight – for instance in a suitcase or in a spare room – if after six months you haven’t missed it and gone to dig it out of its hiding place to wear it then it can be got rid of.
  • Clear out kitchen cupboards and make space for some of the clutter that is sitting on your worktops.
  • Tackle the bathroom(s) – get rid of any empty containers or products you don’t use and put away most of the bottles and items into a cupboard / storage unit. If you don’t have a storage unit in the bathroom, consider getting a pretty basket or a small drawer unit to tidy things away into. Only keep out items you use every day.
  • File away paperwork, letters, bills etc. Deal with these as soon as possible after they arrive and have a designated place for them to live until they are dealt with.

Once you have cleared away all (or most of!) your clutter, you’re ready to start showing your home to potential buyers, so make sure you keep on top of the clutter and show off your home to its best.

Since opening our new office in Hale, we’ve been enjoying getting to know the area better and taking advantage of all the amenities in the lovely village centre. If you’re considering a move, here are some reasons to consider Hale as your next home:

  • Hale is an attractive leafy suburb with many period properties on beautiful tree-lined streets.
  • The area is well known for its excellent schooling, both in the state and private sectors. The grammar school system still runs in the Trafford local authority.
  • Celebrity chef, Simon Rimmer, has his own restaurant in Hale and many footballers, television presenters and soap stars have chosen to set up home here, so it’s great for celeb-spotting!

14/06/2017 Why Inventories are Important

One of the best ways to minimise the risk of disputes with tenants over the return of deposits at the end of the tenancy is to compile a comprehensive, detailed and clear inventory at the start of every tenancy.

If tenants are aware that the state and contents of the property has been itemised, they are more likely to ensure that the property is left in the same condition in which it was originally let. Inventories are particularly important now that tenancy deposit schemes are in place across the UK as they form critical evidence in cases of disputes.

At check-in, the inventory should detail the current state of the property, including descriptions, age and condition of the fixtures, fittings and furnishing. This helps landlords and letting agents compare the state of the property at check-in and at check-out. Inventories should be written in a clear language, and describe the condition or cleanliness of items in the property. It must be clear enough for a third party to understand without them being present.

If an inventory is not carried out, or if it was insufficiently detailed, then it may not be clear how the property should be left before departure, which could lead to a deposit dispute. Dealing with a deposit dispute can be stressful and costly for those involved so it’s always preferable to avoid this. According to data published by My Deposits in relation to England and Wales, currently only 1% of tenancies require formal dispute resolution, while in 60% of tenancies the landlords and agents return the deposit in full and in 39% a deduction is negotiated with tenants.

29/03/2017 Benson Bunch opens new office and expands team

Benson Bunch is expanding its operation with a new office in Hale and two new staff. The Hale office opens on 31st March and allows the company to manage sales and lettings more efficiently over a wider geographical area, servicing clients in Hale and the surrounding areas.

Alison Horan and Laura Haskins have joined as Property Manager and Lettings & Sales Administrator respectively, and bring welcome experience and extra capacity to the Benson Bunch team.

New Year Review

As our attentions turn to the future and the winds of change roll in with the New Year, we find ourselves looking at all aspects of our life.

 

Most of us are trying to change or improve something at the moment, be it our diet, fitness, work or personal goals. It's a good time to contemplate and review what we have while the freshness of a new January is upon us.

 

Our finances should always be a major part of this and with interest rates highly likely to rise in 2016 it makes sense to consider your current mortgage position. With rates currently at a historical low there's never been a better time to review your situation and plan ahead.

 

The Bank Of England Base Rate has been sat at 0.5% for nearly 7 years now and, as per one of my previous posts, a degree of 'consumer apathy' has set in. Comfortable perhaps on a low Standard Variable Rate people have largely forgotten about their mortgages; this could prove dangerous as and when rates rise and acting now could possibly save you problems further down the line.

13/04/2015 Pension Freedoms - the new rules!

The much awaited new rules are now in force with regard to pension freedoms, and as is always the case, much of this has been poorly reported in the press, and so it is perhaps worth a closer look at what the news rules actually are:

 

Firstly, it is no longer necessary to purchase an annuity if people want to receive an income from their fund (this has actually been the case since 1995!) Instead, it is possible to receive an income from the pension fund, and for the fund to remain invested, and not locked into an annuity, which can often be poor value for money. This is known as Income Drawdown.

 

There is now no limit to the amount of income that can be withdrawn, and people can if they wish withdraw all of their fund. However, although 25% of the fund can be taken as a tax free lump sum, the remainder would be subject to income tax, and this could be a substantial amount.

 

Although the prospect of withdrawing an entire pension fund as cash can seem enticing, it is rarely advisable, and a great deal of thought should be given prior to ever making this decision.

 

Another welcome change is that once an individual has entered into Income Drawdown, upon their death their entire fund can be passed on to their family tax free (before the age of 75), whereas previously a punitive tax charge of 55% applied.

 

The new rules are very welcome, and bring with them a much greater range of options, but it is now more important than ever to receive professional advice before reaching any decision.

A New (ish) Year and a New Look!

Welcome to Benson Bunch’s first blog! We will be ‘taking the world, or at least Cheshire by storm’ by giving you regular updates on property news, financial information, helpful hints and tips to improve your home and advice from the experts about the property market,  to help you sell or rent your home.

We are celebrating our 3rd Birthday this year and wow, what a busy three years it’s been, starting with Helen Bunch, Director and founder of the company, setting up the company in 2012, the  company is now growing from strength to strength to now include Benson Bunch Financial Planning which is a new addition to the Benson Bunch offering at the end of 2014.
